Capital REIT acquires, leases, and asset manages commercial real estate investments nationally.  We seek to acquire income producing properties that are stabilized or core-plus through our Fund I and REIT I.  We are currently pursuing value-add and development opportunities under our joint venture and private placement vehicles.  Capital REIT will only invest in durable and well located opportunities that will deliver strong and consistent returns through varying market conditions.  Capital REIT’s primary focus is office, retail, apartments, and industrial properties on a national basis.  Our basic acquisition criteria:

  • Multi-tenant office, retail, industrial, and apartments.
  • Stabilized and value-add opportunities.
  • Transaction sizes range from $4MM to $50MM for individual assets.
  • Primary, secondary, and tertiary markets.
  • Markets with positive absorption and population growth.
  • Newer properties built in 1990 or later.
  • Properties that are free and clear of debt or have attractive, positive leverage.
  • 60% or higher tenant occupancy.
  • Class A and B assets.
  • Joint Venture and development take-outs.
