Capital REIT’s acquisition and management services encompass all the daily functions and responsibilities of being stewards of our clients’ capital and protecting their investments. Capital REIT coordinates and directs our activities for sourcing and identifying quality asset investment acquisitions. We then strive to implement high standards for operations and manage the assets effectively while creating efficiencies and synergies to increase revenues and minimize expenses.

Our day to day management responsibilities fall in the following categories:

Acquisitions require dedicated asset selection, strong negotiations, thorough due diligence, absolute legal and third party review, proper equity deployment, and competitive debt placement while successfully meeting distinct proforma returns. Our team is continuously scouring the market for viable investment opportunities.

We review in excess of 250 deals per month through traditional brokerage networks, direct contacts with sellers and developers, and by identifying "off-market" opportunities. Asset Management is responsible for the ownership and landlord transition for our properties as well as reviewing all service contracts, benefits, and costs. Our highly experienced management team will have already created an operating budget in conjunction with our acquisition team prior to closing.

Asset management is accountable for the implementation, review, and variance adjustments required for the properties to meet the projected profitability and the return requirements that are established during underwriting. They conscientiously direct and oversee the day to day operation and property management of the assets to preserve the residual value and enhance asset appreciation. Leasing works in conjunction with Asset Management. Our highly experienced leasing team selects, hires, and manages our third party local leasing representatives. We believe that to effectively and successfully lease our properties we need to rely on local representation who are pounding the pavement and are in tune with their market and submarkets.

Our leasing staff is active in industry organizations and are continuously exploring new relationships with potential tenants while managing our portfolios’ existing tenant rosters for opportunities.

Dispositions is another group that works alongside our Asset Management team as well as Leasing. We are constantly reviewing market conditions for a favorable time to dispose of assets. This group of professionals has the vision to see opportunities within various markets and in prime economic environments to maximize transactional proceeds. They are afforded the resources of our Asset Management and Leasing teams to prepare individual assets for sale.

Our disposition team will commission third party brokerage firms to canvas the market for value recommendations and qualify potential buyers. We seek to maximize our offerings’ exposure and obtain the greatest value for our assets in the global real estate investment market.
